IDENTIFY
We seek properties and development opportunities where thoughtful investment can create new value, particularly underutilized buildings, historic structures, former institutional properties, and sites capable of supporting multifamily housing.
ANALYZE
Early feasibility work evaluates building condition, zoning, historic eligibility, environmental constraints, apartment yield, market conditions, development costs, available incentives, and potential financing structures. The objective is to identify fatal flaws before substantial time and capital are committed.
ENGAGE
Successful development requires early coordination with property owners, municipalities, community stakeholders, preservation agencies, lenders, consultants, and other project partners. Arden works to establish alignment around a realistic development path before detailed design begins.
DESIGN
Design decisions are evaluated not only architecturally, but in terms of constructability, historic requirements, code compliance, unit efficiency, operating performance, and development cost. For adaptive reuse projects in particular, the existing building often dictates the most viable residential solution.
FINANCE
Each project requires a capital structure appropriate to its scale, risk, and intended use. Potential resources may include conventional debt, owner equity, Historic Tax Credits, LIHTC, tax-exempt bonds, grants, public incentives, and other gap financing.
DEVELOP
Once feasibility, site control, design, financing, and approvals align, Arden works with the broader development team to advance the project through closing, construction, stabilization, and long-term operation.

Project Types
Arden approaches development as a disciplined process of identifying opportunity, understanding risk, and building a viable path from concept to execution. We evaluate each property through the combined lenses of design, construction, market demand, financing, regulatory requirements, and long-term operations—seeking to identify critical constraints early while preserving flexibility as a project evolves.
Our goal is not simply to determine whether a property can be developed, but whether it can support a durable, well-conceived project that responds appropriately to its building, site, community, and financial context.
Adaptive Reuse
Existing schools, commercial buildings, institutional properties, and other underutilized structures can offer compelling opportunities for residential redevelopment. Arden evaluates existing building geometry, structural systems, envelope conditions, historic character, code constraints, and apartment yield to determine whether reuse can support a viable development program.
Affordable & Workforce Housing
Arden pursues multifamily opportunities ranging from adaptive reuse to new construction, including affordable, workforce, mixed-income, and market-rate housing. Development strategy is shaped by local demand, achievable rents, operating economics, financing availability, and the physical characteristics of each site.
Historic Rehabilitation
Historic buildings can provide both architectural character and valuable development incentives, but preservation requirements must be integrated into the project from the beginning. Arden evaluates potential eligibility for Federal and Virginia Historic Rehabilitation Tax Credits and considers preservation requirements alongside design, construction, financing, and long-term use.

Public-Private Partnership
Former schools and other publicly owned properties often require close collaboration between municipalities and private developers. Arden is particularly interested in opportunities where redevelopment can preserve an important community asset, create needed housing, leverage available incentives, and return underutilized property to productive use.
